Project Overview:

This project involves a comprehensive analysis of real estate trends in Poland using data sourced from Otodom.pl, a leading real estate platform. The dataset includes detailed information on property listings, such as prices, surface areas, and locations, which provides a valuable resource for understanding market dynamics.

Key Objectives:

  • Identify Pricing Trends: Determine how apartment prices correlate with surface area across different Polish cities.

  • Market Insights: Highlight which cities and suburbs exhibit the highest average property prices and luxury market trends.

  • Business vs. Private Listings: Analyze the proportion of property ads posted by businesses compared to private individuals.

Data Analysis Process:

  • Data Collection: Extracted property data from Otodom.pl, including pricing, location, and property details.

  • Data Cleaning: Preprocessed and cleaned the dataset to ensure accuracy and consistency for analysis.

  • Exploratory Data Analysis (EDA): Conducted EDA to uncover patterns and trends in the data.

Luxury Market Analysis: Identified top suburbs in Warszawa with high-value properties exceeding 2 million PLN.

Key Findings:

  • Pricing Trends: Larger apartment surface areas generally correspond with higher prices. Warszawa shows the highest average prices for both rent and sale.

  • Listing Sources: A significant proportion of property ads are from businesses rather than private individuals.

  • Luxury Market: Mokotów, Śródmieście, and Wilanów are prominent suburbs in Warszawa known for luxury apartments priced above 2 million PLN.
